MaxPump, one of our screed distributing and installing partners in Warwickshire, Midlands, completed a full liquid screed installation on a barn conversion project in Leamington Spa. The job delivered a complete flooring transformation, from initial site preparation through to the final pour, leaving the property ready for the next stage of construction.
The Challenge
The project centred on a former barn undergoing conversion, presenting an uneven original floor that needed to be brought up to a precise, level standard. The building was also being fitted with an underfloor heating (UFH) system, which meant the screed not only had to correct the unevenness but also needed to perform reliably around the heating pipework, distributing heat evenly once installed.
The Solution
MaxPump approached the project in three key stages:
Perimeter expansion edging: Full expansion edging was installed around all walls and structural elements, allowing the screed to expand and contract naturally without cracking or damage.
Damp protection: A 1200-gauge DPM (damp proof membrane) was laid throughout to provide maximum moisture protection, a critical step given the barn's conversion status.
Liquid screed pour: The team then poured XTR, a high-performance flowing liquid screed, over the prepared UFH system. XTR was selected for its strength, durability, fast drying times, and ability to self-level to a smooth, precise finish.
The Result
The finished floor is perfectly level, hard-wearing, and ready for the next phase of the build. The combination of expansion edging, DPM protection, and a fast-drying, high-performance screed ensured a durable base suited to a modern renovation, while also providing the ideal surface for efficient UFH performance.
